Quantum on the Bay Miami is a two-tower condominium complex at 1900 North Bayshore Drive, Miami, FL 33132, facing Margaret Pace Park and Biscayne Bay. A note on the records: both towers share the address 1900 N Bayshore Drive, but the Property Appraiser lists them as two separate condominiums. Quantum on the Bay Condo No 1, whose units run up to the 51st floor, is the South Tower; Quantum on the Bay Condo North is the North Tower. Confirm which one a unit belongs to and request that condominium's documents.

Counts and sizes were tallied from the 705 folios the Miami-Dade Property Appraiser lists at this address, checked on October 9, 2026, which also include seven commercial lots and a common-area parcel. The developer cites interiors of 594 to 1,620 sq ft, so check each unit's recorded area. The price range is a snapshot of the portal, not a live market figure.
The complex and the park across the street
According to the developer and Wikipedia, the complex includes:
- Retail at the base that connects the two towers, with direct frontage on Bayshore Drive
- A shared parking center at the base
- Lofts as well as studio, one-, two- and three-bedroom condos
Public sources do not detail the current pools, gyms or staff services; confirm them with the association. Across North Bayshore Drive, the developer notes, Margaret Pace Park offers tennis, basketball and volleyball courts, a children's playground and a gated dog park on about eight acres of open space.
Living in Edgewater
Terra Group calls Quantum one of the first large-scale residential developments on the western shore of Biscayne Bay in more than 20 years. It shares the park frontage along North Bayshore Drive with 1800 Club, Aria on the Bay, Bay Parc and Opera Tower, and the developer places the Arsht Center, the Frost Museum of Science, the Pérez Art Museum Miami and Museum Park within walking distance.
Who the building suits
One-bedrooms are the largest group in county records, but Quantum also has 257 two-bedroom and 44 three-bedroom residences. On Flor Alba's portal, prices ran from $329K to $900K in September 2026, a range that can suit first-time buyers, investors and small families who want more room facing the park.
If you plan to rent the unit out, ask for the current rules of its condominium before making an offer; lease minimums, approvals and fees can change.
Ownership costs and the milestone inspection
Beyond the purchase price, budget for monthly association fees, property taxes and insurance. Florida law also sets two structural obligations for condominium buildings of three or more stories. Under section 553.899 of the Florida Statutes, a building needs a milestone structural inspection by December 31 of the year it turns 30, counted from its certificate of occupancy, and every 10 years after that; the local building official may lower the threshold to 25 years for conditions such as proximity to salt water. Under section 718.112, the association must complete a structural integrity reserve study at least every 10 years, and for budgets adopted after December 31, 2024 it can no longer waive the reserves that study calls for.
With 2007 or 2008 as the year built in county records, the first 30-year milestone would fall around 2037 or 2038; ask for the latest reserve study, budget and any pending special assessments of your unit's condominium.
