Amenities and design

A 2018 PROFILEmiami interview with Karim Rashid, conducted during a tour of the building, describes these features of the tower itself:

The wider district was marketed with seven pools, five tennis courts, a bowling alley, boat slips and a private beach club. Which shared facilities each tower's owners may use is set by the governing documents, so confirm the current list with the association.

Living in Edgewater on Biscayne Bay

Edgewater runs along Biscayne Bay between Downtown and Midtown. Within the district, Paraiso Park, a 0.6-acre City of Miami park at 3101 NE 7th Avenue, opened in June 2019 with a fenced dog park, a playground and an outdoor fitness area. It is maintained by the Paraiso District. The brick baywalk beside the park is part of the Biscayne Line, a waterfront promenade toward downtown Miami, and Amara at Paraiso, a restaurant by chef Michael Schwartz, sits along it. Farther south, Margaret Pace Park offers 8 acres on the bay with tennis courts and fitness equipment.

Who the building suits

One-bedrooms are the largest group in county records, 177 of the 352 units with a recorded bedroom count, so Bayviews offers smaller entry points into the Paraiso District; on Flor Alba's portal, prices ran from $419K to $850K in September 2026. That profile tends to interest first-time buyers, professionals and investors. For more room, there are 99 two-bedroom and 74 three-bedroom units.

If you plan to rent the unit out, ask for the association's current leasing rules, approval procedures and fees before you make an offer.

Ownership costs and the milestone inspection

Beyond the purchase price, budget for monthly association fees, property taxes and insurance. Florida law also sets two structural obligations for condominium buildings of three or more stories. Under section 553.899 of the Florida Statutes, a building needs a milestone structural inspection by December 31 of the year it turns 30, counted from its certificate of occupancy, and every 10 years after that; the local building official may lower the threshold to 25 years for conditions such as proximity to salt water. Under section 718.112, the association must complete a structural integrity reserve study at least every 10 years, and for budgets adopted after December 31, 2024 it can no longer waive the reserves that study calls for.

With a 2018 year built, Paraiso Bayviews is a young building, and its first 30-year milestone would not fall until around 2048. Recertification is a distant point, but the reserve study already applies: before you sign, ask for the latest one, the current budget and any special assessments approved or under discussion.
