Living on Brickell Key

Brickell Key is a small island due east of Brickell, at the mouth of the Miami River in Biscayne Bay. Also called Claughton Island, it is a man-made, triangular site of about 44 acres, and the Brickell Key Drive bridge at Southeast Eighth Street links it to the Brickell financial district. Swire Properties took over development of the island in the 1980s and remains its owner-developer under an agreement with the City of Miami. A 2015 amendment to that agreement required a 3.75-acre linear park on the island, and in 2023 Swire announced One Island Drive, a two-tower project by Kohn Pedersen Fox that will replace the current Mandarin Oriental hotel. If you are buying now, ask how that construction is scheduled and what it means for traffic and views around Carbonell.

Who Carbonell suits

The range of sizes on Flor Alba's portal, from about 666 to 2,900 square feet, means Carbonell can fit a buyer looking for a compact first home or investment near Brickell as well as a family that wants a larger residence on the bay. It suits people who work in the financial district and prefer to come home to an island setting. Because leasing and pet policies are decided by the association and can change, investors and pet owners should confirm the current rules before committing.

Ownership costs and future inspections

Owning at Carbonell means paying monthly association dues, property taxes and insurance, plus any special assessments the association approves for major work. Under Florida law, condominium buildings of three or more habitable stories must complete a milestone structural inspection by December 31 of the year they turn 30, and every 10 years afterward; local authorities may set the first one at 25 years where conditions such as proximity to salt water justify it, and Miami-Dade County applies its own recertification rules on top of the state requirement. Carbonell, completed in 2005, has not yet reached those ages, which makes this a good moment to ask how the association is funding its reserves and planning for future inspections and repairs.
