Skyline on Brickell is a bayfront condominium at 2101 Brickell Avenue, Miami, FL 33129, on the southern stretch of Brickell Avenue along Biscayne Bay. Completed in 2004 and designed by the Miami firm Bermello Ajamil & Partners, it holds 360 residences of one to three bedrooms and one of its most distinctive features: a private marina.
The project began as Brickell Bay Village, a rental building planned by BCOM Inc. In late 2002, Chicago-based Skyline Equities Realty, led by Evangeline Gouletas, bought it, renamed it Skyline on Brickell and put the units on sale as condominiums, according to Miami Today's coverage at the time. The design took about three years to win city approval, after objections from neighbors in the Atlantis and Bristol Tower.

Sources differ on the floor count. A 2021 announcement in the Mann Report describes a 35-story building, while the SKYDB building database lists 34 floors and a height of about 115 meters. County records show residential unit numbers running from the 3rd to the 35th floor, with no floor numbered 13. The amenity program described when the project launched in 2002 includes the following; the marina was confirmed again in the 2021 management announcement:

Amenities and their rules can change over two decades. Confirm the current list with the association, and if you own a boat, ask how marina slips are assigned and what they cost before you count on one.
Living on south Brickell Avenue
Skyline sits among the established bayfront towers of south Brickell Avenue, next to neighbors such as the Atlantis and Bristol Tower. The financial core of Brickell lies to the north along the avenue, together with Brickell City Centre and Brickell station on SW 1st Avenue at SW 11th Street, where the Metrorail and the Metromover meet. The trade-off: bay views and a 3.37-acre site, with central Brickell a drive or a longer walk away.
Who the building suits
There are no studios here: the smallest residences in county records measure 791 sq ft, and more than a third of the units have two or three bedrooms. That suits end users who want room, bay views, sports facilities and a marina, including families and boat owners. One-bedrooms, 208 of the 360 residences, give investors the widest choice.
If you plan to rent the unit out, ask for the association's current rules before you make an offer. Minimum lease terms, approval procedures and fees are set by the governing documents and can change over time.
Ownership costs and the milestone inspection
Beyond the purchase price, budget for monthly association fees, property taxes and insurance. Florida law also sets two structural obligations for condominium buildings of three or more stories. Under section 553.899 of the Florida Statutes, a building needs a milestone structural inspection by December 31 of the year it turns 30, counted from its certificate of occupancy, and every 10 years after that; the local building official may lower the threshold to 25 years for conditions such as proximity to salt water. Under section 718.112, the association must complete a structural integrity reserve study at least every 10 years, and for budgets adopted after December 31, 2024 it can no longer waive the reserves that study calls for.
With a 2004 year built in county records, Skyline's 30-year milestone would fall around 2034; if the local building official applied the 25-year option, that point would come around 2029. Ask where the building stands on inspections, and request the latest reserve study, budget and any special assessments approved or under discussion.
